Our fees cover all of the work required to complete your transaction from start to finish. You can find details of how we calculate our conveyancing charges below. Conveyancing Fees

Independent Legal Advice Relating to property transactions £250.00 plus VAT - £200.00 plus VAT each for joint couples
ID1 Forms - £75.00 plus VAT
Property values in excess of 1 Million will require a bespoke quote

Other Fees

I.D. and Money Laundering online Check Free of charge is you are able to attend the office with your original ID. £15.95 plus VAT (per person)
Bank transfer fee This is if at any point during the transaction, money needs to be sent by telegraphic transfer. £36.00 (inclusive of VAT)

Freehold Sale Disbursements

Just like other conveyancers, in addition, we charge disbursement costs these 'disbursements' are payments that we make to third parties on your behalf and are fixed and the same no matter who your solicitor is.

Exit Fee / sinking fund contribution on resale These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.(If applicable) 0.25% or 1% of the sale price (Approx)(if applicable)
Ground Rent/Service Charges You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information. TBC

Stamp Duty Stamp Duty or Land Tax This depends on the purchase price of your property. You can calculate the amount you will need to pay by using the tools on HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority's website.
